City accepting bids for former Denver Alternative Center property

The city of Wichita Falls is taking bids for the property that was formerly the WFISD Denver Alternative School.

The parcel is located at 1823 Fifth Street and includes approximately 2.26 acres of land with improvements.

The land is appraised at $445,000 and is currently zoned as general commercial.

Bids are being accepted now and will be opened at 2 p.m. Wednesday, Jan. 6, 2021, in the city council chambers at Memorial Auditorium.

All bids must be submitted on an official bid form available from the Property Management Division. A bid must also include a cashier’s check for 10 percent of the total bid and sealed in a specially marked envelope with the bidders signature across the seal.

All bids must be in no later than 1:30 p.m. Jan. 6, 2021, to the Property Administration Office, room 107, in Memorial Auditorium. Specifications and other bid information is also available at this office.

A purchaser will have 10 days after the bid is accepted to check that the city had a good and marketable title.

After that time, the city of Wichita Falls will prepare a warranty deed for the purchase of the property and the purchaser will pay the balance of the purchase price.

If the purchaser of the property fails to complete the sale for any reason other than title defects, the city will keep the deposit as liquidated damages or enforce specific performance.

The property will be conveyed free of all liens, filed by the city.

Bid packets are available at the Property Administration office, 1300 Seventh Street, room 107.
