Healthpeak Properties is developing a five-story medical office building at 7500 Fannin St. as part an expansion of HCA Houston Healthcare’s Woman’s Hospital of Texas campus. The project, which includes a parking garage, is south of the Texas Medical Center.
Construction on the 116,500-square-foot building began late May and is slated for completion in December 2021, according to Transwestern Real Estate Services, which is handling leasing services.
Houston Women’s Care Associates, a 14-provider practice, signed on as a tenant in the building for its expansion on the campus. The building is 36 percent preleased.

“This project has been on deck at the Woman’s Hospital of Texas campus for many years, and it’s exciting to be a part of this HCA Houston Healthcare campus expansion,” Tom Hulme, Healthpeak’s vice president of development and leasing, said in an announcement. “This will give the campus’ larger practice groups some much needed room for expansion, as well as allow new providers to join alongside the region’s leading hospital serving Houston’s women and pediatric population.”
The project is part of a larger master-planned expansion that includes a new hospital entrance accessible from Old Spanish Trail and Fannin Street. The changes are designed to improve access and circulation around the campus for patients and visitors.
The Woman’s Hospital of Texas is one of 14 area hospitals operated by HCA. The hospital was founded in 1976 with a focus on women’s health at every stage of life. HCA also has outpatient surgery centers, freestanding emergency centers and freestanding diagnostic imaging facilities throughout the Houston area.
Transwestern provides healthcare real estate services for Healthpeak, a real estate investment trust that owns and develops private-pay healthcare assets in the life science, senior housing and medical office sectors. Transwestern leases 34 properties for Healthpeak in Texas and Colorado. Transwestern leases neighboring 7400 Fannin, which is 94 percent occupied.
