Being the same property conveyed to Sadie Mae Curtis by deed of Viola Curtis, dated August 30, 1990 and recorded September 6, 1990 in Deed Book 992 at Page 567; thereafter, Braley Curtis, Jr. conveyed the subject property to Sadie Mae Curtis, which deed was recorded on March 1, 2016 in Deed Book 1077 at Page 8231. All that certain piece, parcel or lot of land situate, lying and being in the City of County of Darlington, State of South Carolina, fronting (50) feet on Kirven Street and designated as Lot No. 36 on a plat made by J.E. Tucker, Jr., Registered Surveyor, dated January 10, 1983, and being bounded according to said plat, as follows: On the North: By Lot No. 15, as shown on said plat, for a distance of fifty (50); On the East: By Lot No. 37, as shown on said plat, for a distance of one hundred forty-four (144) feet; On the South: By said Kirven Street; On the West: By Lot No. 35, as shown on said plat, for a distance of one hundred forty-four (144) feet. Being the same property conveyed to Sadie Curtis by deed of George W. Ervin and Berneatha C. Ervin, dated April 30, 1996 and recorded May 2, 1996 in Deed Book 128 at Page 308. TMS No. 165-11-02-064 (Lot 35 and 36) Property Address: 142 Kirven Street, Darlington, SC 29532 The Darlington County Judicial Foreclosure sales will be held at the west entrance of the Darlington County Courthouse, located at 1 Public Square, Darlington, SC 29532. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder).
